We are located along the Ruta del Sol on the Pacific coast of Ecuador, slightly north of Jama at 00.06 degrees south latitude.
All photos on our site of our views were taken on property and as close to first person perspective as possible with a camera.
The entry gates to Vista Pacifica sit 600 meters away from the Pacific ocean. We have access directly off of the Tasaste road 300 meters out of our gates. Our access is public and the only public access with amenities along our area of coast.
The weather at Vista Pacifica is a comfortable 73 to 88 degrees year round. Humidity is present during the green season (rainy) beginning mid to late December and ends typically in March/April. This is the hottest time of the year. We have many days of sunshine and most of the year the days are broken up by sun and clouds during the day.
Many expats live in our area and the true consensus is, they can live very well on $1200 to $2000 per month depending on their lifestyle.
We offer tours to Vista Pacifica and the northern coast of Ecuador through our company Ecuador Coastal Tours.
Our gates and guards are more for controlling access then are needed for security, however they are in place to offer our clients security as well. We do not have a security issue but we believe in prevention rather than reaction.
The new highway from Quito is complete to the coast and now the trip can be done by car in as little as 3.5 hours. You can fly into Manta on the coast from Quito which takes about 35 minutes. The airport in San Vicente has been remodeled, runway extended and is open for business and it is expected to accept in country commercial plane service this year. TAME has announced they will fly here from Quito this year. From San Vicente, Vista Pacifica is only a 50 minute drive north.
Our markets for fruits and vegetables are available in Jama, 15 minutes to our south along with many smaller tiendas for your everyday supplies and food needs. Our fish, camerone (shrimp), lobster etc, comes right off of our beach area in Tasaste. You can either go down to the beach to purchase or the pescadoras (fisherman) will come to you and deliver.
There is a brand new hospital in Jama, a mere 15 minutes to our south along with various clinics and doctors. There are medical clinics and doctors in Pedernales, 20 minutes to our north as well.
The lots in Vista Pacifica start at $39,900 depending on the view and the size. All lots within Vista Pacifica are larger than the normal Ecuadorian standard lot sizes and afford our clients the ability to have their own private garden along with vast amounts of green space.
Vista Pacifica has a fully registered set of CC & R’s (conditions, covenants and restrictions governing our construction standards and our internal regulations for harmonious living within our community.
All lots in Vista Pacifica are titled in a fee simple way, they can be titled in your personal name or the name of a company if preferred.
Vista Pacifica has an HOA and a fully registered set of CC & R’s (conditions, covenants and restrictions). The HOA fees, through a yearly budget setting are mathematically set to cover all the costs associated with the maintenance, expenses, upgrading and renewing of all common area, including private roads, buildings, landscaping, guards, fencing, underground infrastructure and amenities. The HOA fees run between $125 and $150 per month and begin at time of start of construction of your custom home.
After your lot purchase you have 4 years to begin construction on your custom home. Our architectural team is available to assist you in your design and are very well respected here in Ecuador. You may contract with them to design your custom home and they are very knowledgeable regarding our construction standards. You may use a different architectural firm however they will have to be approved per our CC & R’s by our Architectural Review Committee. Inmobiliaria Vista Pacifica is the construction company approved to build within Vista Pacifica. You may use a different construction company however they will have to be approved per our CC & R’s to construct within Vista Pacifica. Any land purchase within Vista Pacifica meets all the minimum requirements for being able to apply for your residency visas based on current Ecuadorian law. Our legal team keeps abreast of all changes in the law regarding visa requirements and we keep our clients informed as to new rules or requirements as they occur. We recommend contacting either our attorney or one of your choice regarding visa or other legal items as you may need.
